The Most Affordable Seaside Towns in the UK

House prices in Britain have risen nearly 10% in the past year, making affordable seaside homes harder to find. An analysis by Housebuyers4u set out to identify the most affordable locations for seaside homes across Britain.

The study focused on average house prices for typical coastal homes, which formed the basis for estimating a standard 20% deposit. From there, monthly mortgage payments were calculated using a 25-year term with a 4.5% interest rate to reflect realistic costs. Finally, the number of available listings and their concentration within each town’s 1 km² area were assessed to show housing supply and density.

Grimsby, Lincolnshire, is Britain’s most affordable coastal town for homebuyers, with an average property price of 177.9K GBP. Priced lower than any other seaside location, Grimsby also offers the lowest deposit requirement at 35.6K GBP and monthly mortgage payments averaging 791 GBP.

Great Yarmouth, Norfolk, ranks second among Britain’s most affordable coastal towns, with average home prices at 194K GBP. It offers the same level of housing availability as Grimsby, with ten listings per km². The deposit comes in at 3K more, standing at 38.8K GBP, while the recurring mortgage payments are 864 GBP, showing ongoing affordability.

Blyth, Northumberland, takes third place, with average home prices at 200K GBP, just 6K GBP more than Great Yarmouth. The deposit stands at 40K GBP, and monthly mortgage payments come to 891 GBP, only 27 GBP more per month than in Yarmouth. Housing availability is slightly lower, with nine listings per km².

Withernsea, East Yorkshire, lands in fourth place, offering the greatest choice for buyers. It has the highest availability rate with 32 listings per km², nine more than any other town in the ranking. Average home prices stand at 203K GBP, requiring a 40.6K GBP deposit. Monthly mortgage payments remain low at 904 GBP.

South Shields, Tyne and Wear, rounds out the top five most affordable seaside towns, where the average seaside home costs 210K GBP. The standard 20% deposit stands at 42K GBP, while monthly mortgage payments come to 935 GBP.

Fleetwood, Lancashire, follows in close, taking sixth place with an average home price of 211.3K GBP, just 1K more than South Shields. With such a similar profile, other costs trail closely as the deposit stands at 42.3K GBP, and payments come to 940 GBP, only 5 GBP more a month. Fleetwood also stands out for its housing variety, offering the second-highest availability rate with 23 listings.

Hartlepool, County Durham, takes seventh place, with an average seaside home priced at 216.8K GBP. The deposit remains affordable at 43.4K GBP, while monthly mortgage payments average 964 GBP. With 19 listings per square kilometer, buyers benefit from a combination of low prices and a good selection of properties.

Barrow-in-Furness, Cumbria, ranks eighth among Britain’s most affordable seaside towns. Average home prices sit at 244.3K GBP, requiring a deposit of 48.9K GBP. Monthly mortgage payments come in at 1K GBP.

Rhyl, Denbighshire, takes ninth place, trailing just behind Barrow-in-Furness with an average home price of 245.5K GBP, only 1K more. With a standard 20% deposit, buyers can expect to put down around 49K GBP. Monthly mortgage payments also sit at 1K GBP, asserting the town’s place in the top ten.

Bridlington, East Yorkshire, finishes off the list of Britain’s most affordable seaside towns for homebuyers. It’s the second East Yorkshire entry, with average home prices at 250K GBP. The deposit comes to 50K GBP, and installment payments are around 1.1K GBP a month. Housing availability remains strong, with a rate of 17 listings, nearly double that of Blyth.

Paul Gibbens, a property expert at Housebuyers4u, commented, “Seaside towns have long held a special appeal for homebuyers, offering not just scenic views but a slower pace of life, stronger communities, and often better value for money. As house prices climb nationwide, many buyers are now looking beyond the big cities and exploring coastal areas as viable year-round places to live, not just holiday spots. This shift reflects a growing desire for lifestyle-driven decisions, where quality of life and affordability go hand in hand.”
